This is a rehab construction loan on a property located in Cincinnati, Ohio. The repairs are 95% complete and the Borrower has a solid, on-time payment history. Our company originated the loan in February of 2017 and have been servicing the loan throughout the entire construction process. Lots of equity. Our appraisal of $305k is the after repair value of the property, which puts the LTV at 72%. The biggest benefit of this loan is how it is structured. The property is held in a Land Trust and the Borrower is the Beneficiary. When you purchase this note, you can either appoint yourself as Trustee (we would just transfer our position as Trustee over to you), or you can transfer the property out of the Trust. The advantage of the Trust model is that, if the Borrower defaults, you can simply remove them as Beneficiary and take the house back - without having to go through a judicial foreclosure process. It is the ultimate in Lender protection.
