Performing Note:
Any note that is current or one or two months delinquent, according to its original or modified terms.
The known situation for each note should be disclosed.
Non Performing Note:
Any note that is three months or more delinquent. The known
situation for each note should be disclosed.
Loan Pools:
A group of notes that may be Performing, Non Performing or mixed. The group of notes is
for sale as one Product unit only (no splitting).
Newly Originated Note:
A Note of any type that has just been made and just closed. The originating Broker/Company is now ready to assign (or sell) the note to an
investor. These are highly desirable notes for many investors because of loan to values
(LTV) ranging from very low LTV's to market standard LTV's, and interest rates ranging
from much higher percentages to market standard rates. The originating Broker/Company may have a Note Rate and a Sold Rate. For example the note was
originated at a Note Rate of 12% and is being sold to the investor at a Sold Rate of 11%
with the Broker/Company keeping 1% as additional monthly compensation (also known as a "spread"). The Broker/Company will typically continue
to monitor the note through the servicer, and provide guidance to the investor.
Diamond Program:
The Diamond Program is an industry first. Newly Originated Notes, Performing or Non
Performing Notes are put into loan servicing with FCI Lender Services (just a $45 set up
fee). FCI will "scrub" the notes by going through each document to help create a
compliant and complete loan package for sale. There is a live data feed between
FCI Lender Services and FCI EXCHANGE that will allow qualified Buyers to view live
account activity, loan history and related documents. Buyers will see the most up to
date information ever offered on Notes For Sale, and be more confident making acceptable offers.
Loan Investment Strategy Model:
This is a sophisticated, but user friendly, live calculating model that allows any registered Client
to calculate and project potential returns on a specific Note Purchase. It shows what the total Return
On Investment (ROI) and Annual Percentage Rate of Return (APR) are projected to be if the note were
retained, sold, refinanced, loan short paid, property short sold, loan foreclosed and property sold,
or Note sold at foreclosure sale. The user can change many variables and the model will instantly
recalculate.
My WATCH LIST:
A personally selected list of notes that a registered client wants to
monitor. Anything listed on the site can be put on My WATCH LIST. Buyers may want
to track and receive updated offer activity on notes or Loan Pools. Sellers may want
to track their notes and Loan Pools and other similar product for sale.
My WISH LIST:
Allows registered clients to select parameters and create a custom
search engine. Buyers use this to find just the investments they want. Sellers
can use this to look for notes being sold similar to theirs.
Clients will receive email notification of any newly
listed product that fits the selected parameters.

through the Closing process, or rejected by the Seller. Each step is shown to both
parties, time stamped and then checked off as it is completed. The Buyer and Seller
